Water source question

I found an artesian well on a hill country piece I hunt. I know this will be a hot spot for a buck to stop and drink during the rut, but I have also heard this water source will not freeze under any circumstances, will this make for good late season hunting? Has anyone hunted utilizing a late season water source? Any experiences with this type of water source?

I could see it being a water source. Especially if there are no other sources near by.
If there is a constant flow it shouldnt freeze... but if the temp drops low enough for long enough
they will freeze up.
